What's under a Mitchell driveway
The Mitchell brothers bought this land in 1870 and drained about 4,000 acres of bottomland for a cattle ranch, which says what the ground is: flat American Bottom floodplain of river-laid clay, silt, sand and gravel. Water does not leave on its own here. We build drainage into the grade, dig out soft material and compact the base in layers.
A cheap bid usually gets cheap somewhere you cannot see. Ask what depth of stone goes down, how thick the asphalt is after rolling, and who fixes it if water still stands.
