A lot of these drives were poured or paved decades ago on very little base, then patched over the years. Patching a failed base does not hold. We remove the old surface, take out soft material, compact rock in layers and place hot mix, typically 2 to 3 inches compacted for a home drive. Where the drive runs beside the house to a back garage, the grade gets reset so water leaves rather than pooling at the door.

Clay-heavy soils are common across the St. Louis region, and they swell wet and shrink dry. Add a freeze and thaw winter and any surface on a weak base starts cracking along its edges. We grade so water leaves quickly, dig out what will not compact, and build the rock base in layers. Drainage does more for a driveway's life than extra asphalt.
Bids are only comparable when they spell out the same things: base depth, compacted thickness, how edges are finished, and where water is meant to go. Ask for those before you pick a number.

Yes. We stage the lot in sections so residents keep a place to park, pave one part at a time, and post the schedule ahead. Fresh asphalt needs time to cool before cars go on it, so we plan those windows with the property manager first.
Sometimes. If the base is solid and the cracks are shallow, an overlay on a milled, cleaned surface can add years. If the drive sinks, pumps water or shows alligator cracking, the base has failed and an overlay will crack through in a season or two.
