Paving Oakland from the base up

Older cottages sit beside mid-century homes here, some designed by architects like Harris Armstrong, and many of the original driveways are still in place. Narrow, thin and patched. We rebuild them, and we pave the small lots at churches, offices and shared buildings around the city. Driveways and lots are the bulk of it.

Oakland incorporated as a village in 1920 and became a city in 1946. I-44 runs through, with the Berry Road interchange right on the city line, and Backstoppers Park serves as a trailhead for Grant's Trail on the Gravois Greenway. Big Bend Boulevard runs along much of the southern edge. Mature trees and old base rock make for uneven ground, so we check before we quote. Driveway paving in Oakland

A drive from the 1940s or 1950s was built for one light car, not for today's vehicles. Tree roots lift it, the base under it has thinned and the edges have crumbled. We remove the old surface, cut out roots and soft ground where needed, compact rock in layers, then place hot mix, typically 2 to 3 inches compacted. The apron at the street gets extra base so it stops sinking.

Parking lot paving in Oakland

Church lots, office parking and shared building lots in and around the city are compact and used hard. We grade so water clears to an inlet instead of pooling at the low corner, build the base heavier where vehicles enter and turn, and keep stall layout sensible for the footprint. Lots with a sound base get crack filling, patching and seal coating.

Road construction & private roads

Shared private drives, condominium access lanes and the short service roads behind buildings get the same treatment as any street: compacted base, crowned surface, clean tie-in at the public road. Where a delivery truck makes the same turn every week, the section gets built thicker. Trail and park access pavement gets graded so it drains rather than holds water.

General asphalt paving & repair

Not every job is a full rebuild. On older Oakland pavement we often start with the smaller fixes: cutting out a failed patch, resetting a sunken section by the garage, or putting a fresh overlay over a surface whose base is still sound. We tell you which of those your asphalt actually needs, and we put it in writing.

Ground, water and winter in Oakland

This part of St. Louis County is rolling upland with clay-heavy soil, and mature tree cover keeps ground damp longer after a storm. Damp clay under thin asphalt is what produces the cracking and settling seen on older drives here. We take the soft material out, build base rock in compacted layers, and set a grade that clears water before it can freeze in place.

When you compare bids, ask each contractor for three numbers in writing: the compacted asphalt thickness, the base depth, and what happens to the water. Those three decide how long the surface lasts.

Compacted asphaltTypically 2 to 3 in. for a car drive
Stone baseTypically 4 to 8 in., compacted
Drive on itUsually 2 to 3 days, longer in heat
First sealcoatTypically 6 to 12 months after paving

Typical ranges. Your Oakland estimate is sized to the soil, the traffic and the drainage on your property.

Oakland paving questions

Straight answers for Oakland homeowners and property managers. Anything else, call (866) 490-7680.

Tree roots wrecked my driveway. Can it be fixed?

Yes, though it takes more than new asphalt. We cut the offending roots where that will not harm the tree, remove and rebuild the affected base, and in some cases adjust the drive line. Done that way the repair holds instead of heaving again in two years.

Do you pave in Oakland, Kirkwood and Webster Groves?

Yes. We work in Oakland, Kirkwood, Webster Groves, Glendale, Crestwood and the rest of St. Louis County, plus greater St. Louis on both sides of the river. Driveways, parking lots and private drives all get a free estimate, and you get 25% off.

Do I need to be home for the estimate?

It helps, because you know where water sits on the Oakland property and how the drive gets used. If you cannot be there, tell us what you want done when you call and we will work out the best way to walk the site and go over the details with you.

Do you handle alley aprons and shared drives?

Yes. Shared drives and alley aprons in Oakland get the same treatment as any other job: a firm base, a clean saw-cut edge where new meets old, and a surface shaped to move water. When a drive is shared, it helps if every owner sees the estimate.
