Planned in 1956 as a resort-style lot community, Royal Lakes was cut into 2,435 lots of just 25 by 125 feet. Residents voted to incorporate in 1972, largely because the developer had made no provision for road maintenance. With original lots only 25 feet wide, a driveway can run close to the property line. We measure carefully, set clean edges, and grade so runoff does not end up in a neighbor's yard. Near the lakes, we slope the surface so water sheds to the side rather than toward the house. Home driveways typically get 2 to 3 inches of compacted asphalt over a compacted rock base.
